How long does an average inspection take?

Depending on the size and complexity of the home you are buying, you can expect the average inspection to last 2-3 hours.

What are your prices?

Our pricing is based on the square footage of your home recorded in the home’s official listing. You can see all of our prices here.

 

Do I have to be present during my inspection?

You do not have to be present with the inspector if you choose not to be, but you are strongly encouraged to be there and even participate. Yellow Bird will walk you through all areas of the inspection as clearly and thoroughly as possible, pointing out areas of concern and educating you about the home you are about to buy. If you are not present, accommodations must be made prior to the appointment for payment and granting the inspector access to the home.

What is checked during my inspection?

All major areas of the home are inspected, including the roof, exterior, basement/crawlspace, foundation, structure, heating & cooling, plumbing, electrical, fireplace(s), attic, insulation, ventilation, doors, windows, and interiors. Please be sure to remove any obstacles or items that may be obtrusive to the inspection, as we will be forced to skip over inspecting areas that are blocked or too hard to get to.

What if I have to reschedule?

Appointments can conveniently be managed online. Simply click “reschedule” on your confirmation email.

How long will it take to get my report?

Your inspection report will be emailed to you in pdf form no later than 48 hours after your appointment.

 

Do you do any additional testing?

At this time, we only do basic home inspections. Soon we will offer add ons for things like radon, mold, termites, etc.

When and how do I pay?

Payment for your inspection is due at the time of the inspection. We take all major credit cards, cash, and checks.
